Flooring Installation Pricing
All rates below are labour only and flooring-focused. You supply the materials — I don't mind where they come from, just have them on site. I'm happy to advise on quantities and specs if you want help. Prices are estimates for the Penticton area (Penticton, Summerland, Okanagan Falls). Travel within the service area is included. Final quotes given after on‑site or virtual assessment.
Not sure what level you need? Most rentals and basic updates fit Good. Concrete slabs and premium products usually belong in Better. High-end layouts, wide plank, and herringbone belong in Best.

Fast, clean, cost-effective flooring when the subfloor is ready.

More stable, cleaner feel, better suited to many concrete and premium installations.

Premium method, premium result, more prep and layout discipline.
Hardwood Installation
Glue‑down and floating only — no nail‑down. Glue‑down gives long‑term stability and quiet performance, especially on concrete. Floating uses tongue‑and‑groove click systems. Double glue‑down is the premium method: glue the underlay to the subfloor, then glue the flooring on top. Complex patterns add 10–20%.

Laminate & Vinyl Installation
Floating click, glue‑down LVP/LVT, vinyl sheet, and bamboo. Labour includes standard installation details where applicable. Underlayment, transition material, unusual profiles, and tight-to-tile work are priced separately when needed.

Tight-to-Tile Transitions
Quoted where tile edge, height, substrate, and flooring product allow a clean no-strip finish. When conditions allow, Skyecon cuts flooring tight to existing tile instead of using a bulky T-mold. $100 per transition.

Stairs
Full treads and risers — any material, all glued down. Stairs are a precision job. Each one cut, fitted, and finished to exact tolerances. Complex geometry, returns, or bullnose work quoted on site.

Subfloor Preparation & Leveling
Self‑leveling compound is demanding work — it requires precision, patience, and the right conditions. Don't shortcut the prep; everything rides on a good base.

- Materials — Labour only. You supply the materials; I provide quantities and order specs if needed. I work with whatever supplier you prefer.
- Estimates — Free in‑person or virtual (photos/video). Fixed‑price quote valid 30 days.
- Payment — 50% deposit on projects over $1,000; balance on completion. Cash or e‑transfer.
- Scheduling — 48‑hour notice for standard jobs; 24‑hour rush requests available (surcharge may apply).
- Insurance — Fully insured with WCB and liability coverage. Certificate available on request.
- Scope — Flooring installation is the focus. Custom millwork is available where it fits the project. I don't do tile, stone, full general contracting, or exteriors — but I'll refer you to trusted trades.
